4 Things to Avoid When Selling a House


Are you selling your house in the near future? In this article Carter is going to go over what you need to watch out for & avoid!

#1 - Agent's Overpromising on Price
Realtors tend to do this because they want to try & "buy the listing". Meaning that they overpromise up front that they will be able to get you a certain price & in the end this ends up hurting you. Because the longer the house is on the market the lower the offer you will get.


#2 - Limited Service Brokers
Limited service brokers are exactly what it sounds like. They charge a flat rate for in return putting your house on the MLS. But, beware that these brokers will also charge you for going in & changing the MLS remarks or showing information! This literally takes 2-3 minutes of their time, yet they believe it should cost $50-60. Just list with a normal broker & not worry about that.

#3 - Iphone Photography
Let me just say this - If an agent is getting paid a 6% commission and only using their iphone to take photos... something is wrong! You are literally paying them thousands of dollars to professionally market your house so that is what they should do! Don't accept iphone photography if your agent tries to get away with it.

#4 - Crappy Customer Service
It is a Realtors job to best support their customers. If you are being treated terrible & not getting the best service, then you may want to look for the next option. Ask friends, family & co workers for who they would recommend as a Realtor.

When Should I Fire My Realtor

Do you currently have a Realtor who is doing a bad job? Their communication is terrible, they made mistakes on the contracts, & they aren't selling your house. What other options do you have as a property owner? In the state of Wisconsin listing contract it states that the listing agreement can only be terminated with mutual consent from both parties. Meaning the Realtor (brokerage) has to sign off on cancellation & so do you the owner. If you are dealing with a tough or old school brokerage this might not be as easy as it sounds. However, if you are dealing with a Century 21 Affiliated brokerage they do have a "Seller Service Pledge" certificate that states if the agent isn't doing their job you do have the right to terminate the contract.
