Insurance Issues with Old Electrical

We have had numerous issues when it comes to obtaining an insurance policy on a property with old electrical. Why is this? Because the electrical is outdated & more of a safety hazard than not. When there is old knob & tube wiring running throughout a house you are asking for trouble. 

Knob & tube wiring is an insurance red flag & if an adjuster would see an exposed knob & tube in a basement or in an attic space, they would make it a required fix prior to issuing an insurance policy. Financing Issues With Old Electrical

When most homeowners purchase a property they talk with a mortgage lender to get financing in place. If this is the case for the property you are looking at selling, the property will need to pass the appraiser's inspection. If an appraiser makes note of old electrical service or wiring throughout the house, this could again be a cause for replacement prior to sale. 
Especially if the buyer of your property is obtaining a VA or FHA loan the appraiser is even more strict on the requirements of current electrical service within the property. They will not bust open a wall to check within, but they will do a thorough check of the attic and basement to make sure no old wiring is still in service. 

Cost to Repair Old Electrical

If you reach out to your local electrician to come & upgrade the electrical service panel you can look to spend between $1500-$2500 for this service. They will have to call the utility company and get power shut off to the house in order to do it & the process does take about 4-6 hours of work. 

Now, if you have old electrical service & knob & tube wiring, this will run upwards of $6,000-$9,000+ to fix. If the electrician has to run all new wiring, new outlets, new service panel, and new light fixtures it will be a very expensive bill. Depending on the access to the specific areas in the house, it could even cost more than this. And for this reason, you want to be extremely careful with selling a house needing electrical work
